Access Statement


This stone built farmhouse is our home and it is set in peaceful countryside.

It has 5 guest rooms – 3 in the main house and another 2 in an outside building.

Whilst we would aim to meet the needs of all our guests, there are some features which may make access difficult for people with limited mobility. There are three ground floor rooms and two at first floor level, which require access via stairs. Additionally some doors are narrow and are not suitable for wheelchair users.

Thing to know before arrival
We are located about 500 metres from the main A523 road on a lane, which is not much more than single track in parts, but with passing places.
The entrance to the drive is via a double wooden gate, which is kept closed most of the time.
Our location is not ideally suited to those travelling without a car – the nearest bus stop is half a mile away (to Leek or Ashbourne); train stations (Stoke or Macclesfield) nearly half an hour travel.
The nearest shops are in Leek about 3 miles away – 2.5miles to a pub/restaurant.
There are some local taxi companies and we can make bookings if required.
We are happy to accommodate well-behaved dogs.

Arrival
Please advise us of your expected arrival time, so that we can be sure to be here to welcome you.
To ensure your accommodation is ready we ask that guests don’t arrive before mid-afternoon, unless they have arranged an earlier time.
Ample parking is available on concrete/tarmac areas at the side or rear of the property. This is about 50m up a gently sloping drive.

Main Entrance
The main farm house is ‘T’ shaped with the top bar providing guest accommodation and the remainder being our private house.
The main entrance is at the rear of the property in the angle of the ‘T’.
Access to the main house from the parking area is down two 25cm steps or alternatively across a gently sloping paved area.
The entrance is a 1m wide door with no step and this leads directly into the dining room.
The front door is normally unlocked, but a bell will get out of hours attention.
Immediately to the left is a door marked ‘private’ giving us access to our own part of the house.
Across the room another door marked ‘private’ is the kitchen and to the left of this is the public access to the guest bedrooms in the house.

Guest Accommodation – Main House

Through the 75cm wide door from the dining room is a 1m wide hallway of 4.5m, which leads to bedroom 2, through a 75cm wide door with a height of 1.75m. Room 2 has external access through a 90cm wide door of height 1.75m, up a short ramp rising 25cms.
Turn immediately left through the door, up a 20cm step onto a 90cm square platform and immediately right, is the stairs to gain access to the other two bedrooms in the main house.
The staircase comprises ten 20cm high steps and has a banister to the right, but at the start there is a headroom limit of 1.75m.
At the top of the stairs, straight on for 2m with a small step of 10cm gives access to Room 1, through a 75cm wide door with a height of 1.75m.
Follow the banister round for 5 metres to gain access to Room 3, which again has a small 10cm step and is through a 75cm wide door with a height of 1.65m.
The access to the two upstairs bedrooms is a little restricted by door height and the presence of a step up to the door, but once in the rooms there is no problem with ceiling height.
The hall, stairs and landing are of light oak.
Each room has its own en-suite and a separate public WC is not available.

Guest Accommodation – Outbuilding

Room 6 is accessed from the parking area up a small 10 cm step through a 90cm wide door with a height of 1.90m.
Room 7 is again accessed from the parking area up a small 10 cm step through a 75cm wide door with a height of 1.75m.

Dining Room
The dining room, where breakfast is served, has a slate tiled floor with tables and chairs. Guests are welcome to sit in this room, but no separate lounge is available.
Tables have legroom of 60cm high by at least 75cm wide.
There are chairs without arms which can be moved to accommodate.
